"Can I rent?" rule check
HDB and private rentals follow rules: flat type, owner status, lease length, occupants and tenant pass all affect the answer. "Can I rent?" in the app lets you check yourself.
The rule check runs in the app and needs no sign-in. This page only explains it; there is no web calculator.
What it asks
About nine questions, one thing at a time. Pick "Not sure" when you are not sure.
- Property type and flat type: HDB, private or landed, and how many rooms.
- Owner status: Singapore citizen, permanent resident or foreigner.
- How it is let: the whole unit, or a room.
- Whether the HDB minimum occupation period (MOP) is complete.
- Tenant nationality and pass type, and how many months the pass has left.
- How long the lease is and how many people will live there.
What the result looks like
There are four kinds of result. The example below is not a judgement on any real listing.
- Allowed
- Not allowed
- HDB approval required
- Self-check needed
Example HDB approval required
Renting out a whole HDB flat before the minimum occupation period ends needs HDB approval first
Confirm the approval before you let it out and follow the official requirements. The app lists each rule and its official link on the result screen.
