1. Who we are
1.1 PropSeek is operated by Redland Pte. Ltd. (UEN 202304648K, "we" or "us"). The Platform consists of the PropSeek mobile application and the website https://propseek.homes.
1.2 PropSeek is an advertising and information platform for rental listings, built for Chinese-speaking newcomers and foreign tenants.
2. Legal basis
2.1 Section 3(1) of Singapore's Estate Agents Act 2010 defines estate agency work as introducing to a client a third person who wishes to acquire or dispose of property, or negotiating for a client on such an acquisition or disposal, and related follow-up work.
2.2 Section 4(1)(e) of that Act provides that those provisions do not apply to a person who only publishes advertisements or disseminates information and does no other estate agency work.
2.3 On that basis we only publish advertisements and disseminate information. We do not do estate agency work and do not hold an estate agent licence.
3. Three lines
- We do not introduce or negotiate for any party: contact is started by the tenant. We do not recommend tenants to listers, assign agents to tenants, or take part in negotiating rent, terms or conditions.
- We do not charge fees tied to a deal: we charge no commission, deal fee or deal-linked reward to anyone. The launch version is completely free for all users.
- We do not hold rent or deposits: we do not collect, pay or hold rent, deposits or any other money.
4. What the Platform does not do
4.1 We are not a property agency, not an employer or agent of any agent, and we do not act for owners.
4.2 We do not give legal, tax or financial advice. Tenancy tools only help fill in public template fields, calculate stamp duty and list steps. We do not sign contracts for anyone.
4.3 We do not guarantee any deal, tenancy performance, deposit refund or any party's performance.
4.4 We do not screen tenants or owners for anyone.
5. Current services
5.1 We currently provide: listing advertisement publication and display, search and map search, listing details, saved listings and searches, a letting rules self-check, guides and anti-scam content, reporting and blocking.
5.2 Contact: tenants contact listers by phone or WhatsApp link-out provided on the Platform. The parties talk, view and sign on their own.
5.3 Owner listing, in-app chat and in-app viewing booking are not open at launch. If a feature is opened we will update the related terms. Until then, nothing in the Platform's documents means these features are available.
6. What verification means
6.1 We verify listers (agents: CEA registration number checked against the public register; owners, if owner listing is opened: staff review of documents) and review listings for required particulars and content. We do not use Singpass, CorpPass or Myinfo.
6.2 Verification only shows the result of our check of submitted details and public register information. It is not a guarantee of a listing's truth, letting eligibility or any deal. Please check for yourself before renting, including checking the agent on the official CEA Public Register.
7. Public data sources and attribution
7.1 Market reference data and agent register data shown on the Platform come from the public sources below. They are mirrored in our own database, and pages showing them state the source and access date:

7.2 Public data is provided "as is". The data providers give no warranty as to its accuracy and do not endorse the Platform.
8. Relationship with agents
8.1 Agents are independent CEA-registered salespersons attached to their registered estate agencies, and must follow their agency's advertising approval and compliance requirements when listing.
8.2 The agent particulars shown on listings (name, CEA registration number, contact number, agency name and licence number) come from the public CEA register and details the agent submitted.
8.3 We do not employ agents, do not take deal-linked rewards from agents, and do not take part in the agency relationship between agents and their clients.
9. Risk notice
9.1 Rental scams: do not pay any deposit or holding fee before a viewing. If a listing shows "Current tenant living in", you can book a viewing or video viewing as the lister states; if someone asks you to pay a deposit first because the unit is tenanted, stop and report it. Check that the agent's name, CEA registration number and agency match the public CEA register, be careful with listings priced well below market, and you can call the ScamShield helpline on 1799.
9.2 Information risk: listing information is provided by listers. We review and spot-check listings, but we still recommend viewing in person and checking key facts before signing.
